Hospitality is a highly legislated and regulated sector where business owners have a host of standards, regulations and requirements to meet, covering areas such as:

  • Kitchen Extract Cleaning
  • Fire Risk Assessments & Training
  • Disability Access Audits
  • Legionella Management
  • Asbestos Management
  • Energy EPC/BERs
  • Noise Audits

This is why our team of locally based surveyors, consultants and technicians are highly skilled across several areas, in order to ensure that you get the best advice and service. Indeed we are already trusted by many international hotel groups (up to and including 5 star establishments) and many independent bars and restaurants throughout Ireland.

Kitchen Extract Cleaning

The Insurers loss prevention Council have put in place the recommendation for minimal annual cleaning of entire kitchen extract systems by specialists depending on volume of usage on a daily basis. This means that any failure to comply with their policy terms could result in the invalidation of the entire contract, leaving you to carry any losses.

Kitchen extract systems serve the cooker hoods, fryers, servery and washing areas, as distinct from the general space ventilation. Systems within kitchen areas usually incorporate grease traps at some point along the duct run, which can create a significant risk to fire, odour, hygiene and vermin problems.

To help you control these issues, Healthy Buildings International (HBI) provides;

  • Consultation and advice - 24/7
  • Inspection to HVCA document TR/19
  • Cleanliness of Ventilation System
  • Cleaning and Degreasing of filter,

Legionella Risk Assessments and Monitoring

As Ireland’s leading specialists in Legionella control, we understand the importance of Legionella Risk Assessments and, more importantly, continuous monitoring programmes to prevent neglected water tanks and systems becoming high risk areas for the proliferation of Legionella bacteria. Our team evaluates the factors affecting the condition of the water source and undertake sampling programmes in order to determine whether the source is safe or contaminated at the time of sampling. Our sampling protocol is designed to ensure accuracy, avoid ambiguity, to protect the client confidentiality and to aid in the diagnosis of contaminated water systems. Our skilled and experienced team of technicians provide cleaning and disinfection solutions and control programmes to ensure that your water systems comply with the most recent Health and Safety Guidelines (Approved Code of Practice and Guidance L8).

Fire Risk Assessments & Training

With over 40, 000 fires occurring in non-domestic buildings, the focus has also fallen onto fire risk assessments. It is no longer satisfactory to just have a fire certificate. The Fire Precautions (workplace) Regulations (Northern Ireland) 2001 highlights the duty on the employer to achieve a risk appropriate standard of fire safety for persons in the workplace, including common areas of buildings in multiple occupancy. HBI fire risk assessments have been developed in conjunction with PAS79 along side other British Standards Regulations.

Healthy Buildings International also offers:

  • Implementation of FRA Recommendations
  • Fire Warden & Awareness training
  • Training and use of Fire extinguishers
  • Design of evacuation plans
  • Fire Risk Assessment reviews

Asbestos Management

Up to 500,000 commercial, industrial and public buildings in the UK are likely to contain asbestos materials. Unless this material is properly managed then workers especially maintenance workers and contractors may breathe in the deadly fibres whilst carrying out their routine jobs. Under The Control of Asbestos Regulations (NI) 2007, it is the responsibility of the person in charge of a building to manage the risks associated with the presence of Asbestos Containing Materials (ACMs) in the building. This covers everything from identification and recording of the location and condition, to assessing the risk to those occupying the building and informing those at risk of precautions, level of risk and contamination, regardless of the condition of the asbestos. HBI are licensed to undertake inspection and re-inspection programmes and to update your asbestos register accordingly to ensure that you meet with your legal obligations.

Energy Performance Certificates (EPCs) and Building Energy Ratings (BERs)

Buildings are responsible for 50% of energy consumption so with the focus firmly on saving energy, Energy Performance Certificates (EPCs) and Building Energy Ratings (BERs) in the Republic of Ireland, have been introduced to allow potential buyers or tenants to make informed decisions regarding their energy usage across their building portfolio, and help reduced energy consumption. HBI’s energy audit provides a detailed examination of the building as well as the following where appropriate:

  • Air tightness testing and thermal imaging
  • Assessment of the annual energy usage
  • A detailed survey of the building to assess the condition of the existing building fabric and building services
  • General energy consultancy

Disability Access Audits

Employers and service providers have duties to fulfil under the Disabled Discrimination Act 1995. An access audit will establish how well a particular building performs in terms of access and ease of use by a wide range of potential users, including people with mobility and sensory impairments. The audit gives a snapshot of a building at any point in its life, highlighting areas for improvement thereby making it an essential tool in producing an access action plan. The audit report produced will highlight non-compliance and make recommendations with regard to the Disability Discrimination Act, Approved Documentation of the Building Regulations and "Best Practice".

Noise Assessments

Under the Health and Safety at work act 1974, it is the duty of the employer to prevent damage to hearing of workers or visitors from excessive noise, in particular for those establishments with a nightclub. HBI provides a range of services to help you comply with the noise at work regulations and dispense your duty of care. Noise level screens are carried out to assess what actions are needed, followed by a detailed monitoring programme of the area/building and employees during their shift, if necessary. HBI also provide a detailed assessment of the suitability of any hearing protection provided by the company, based on the results of the survey and give further recommendations and employer guidelines for employees.
